The meetings are usually the last Thursday of every month.  The only requirement is that we buy your lunch. That is what gives us the free locations so you don't have to pay monthly fees or meeting and speaker fees.  The first half hour is for our members to network with other members who are doing some really good investment strategies they have learned from previous speakers, boot camps, and trainings.  Depending on the speakers and the members needs for getting questions answered the meetings sometimes go on until 3pm or 4pm.  All current dates, locations, and speaker information can be found at our blog site link above.

Meetings - Meetings are FREE! You must register for each meeting at our blog site link or below

Meeting RSVP Registration

You can also post questions to our members and post properties you have for sale at our Yahoo Group or NHBig.  Once you have signed up as a member to the Yahoo Group write down your Yahoo login name and password so you don't forget it.  We have no way to help you on that part because Yahoo manages that.  Going to the Yahoo site and logging in will give you access to download files, like purchase agreements and more.  You can set your profile to no mail, mail summary, or receive each and every email that comes through which could be more than you want.  Of course if you do not get each and every email you will miss any reminders of your next meeting.  As long as you go back to our blog site you can always get the dates, times, and locations, when they change. Tom is a CPA and tax strategist so, of course, I was picking his brain on taxes!

The #1 question is always centered on "How do I structure my real estate? " 

It gets asked in different ways, but the heart of it is structuring. Here are some of those questions:

  • What entity should I use if I own investment rental real estate?
  • Is the type of entity dependent on the state I live in?  Or the state where the property is?
  • Should my real estate be in a sole proprietorship, partnership or corporation?
  • How many properties should I have in each entity?
  • Do I have to file a tax return for each entity I have?
  • What if I can't get a mortgage in the name of the entity?
  • What entity should I use if I have fix and flip properties?

We are having our Next SB-REIA meeting Thursday February 28th 2008 from 12 to 1pm 

The speaker this month will be Terry DiMizio from Pacific Riviera Mortgage.  Terry will spend one full hour giving us details on the current mortgage industry, where it stands, and what to expect.  She will answer your questions so make up your list and be there for some good information.  Terry will also be providing us with lunch so RSVP please. 

The event will once again be graciously hosted by Judy Rattray at First American Title.  In order for Judy to prepare we need to have an RSVP from you by 10am Wednesday 27th 2008.  We only have about 20 seats in the boardroom so the first 20 to RSVP will get a seat.  We are now up to 96 members so you know what that means, first come first serve.  This meeting will have a free lunch provided to us by our speaker Terry DiMizio so you need to RSVP to get your lunch and a seat.  There will be a lot of free educational information to help move your financial freedom forward.

  •  3rd Meeting - September 2nd 2006 - Saturday 7pm to 9pm

Items Covered:
1.  The SB-REIA meeting started at approximately 7:20pm.  There was a discussion about printing name tags.  No one took on printing the tags.
2.  Next the conversation was about creating the organization as a nonprofit and assigning board members.
3.  Dan Ringwald talked about the National REIA and stated we joined the group.  He also mentioned our web address is www.SantaBarbaraREIA.com.  The National organization is having a cruise from 2/11-2/18 from Florida and the cost is $875/pp.
4.  A goal was discussed to not charge members to participate at this time and to have the Yahoo group http://finance.groups.yahoo.com/group/SantaBarbaraREIA be the main sign up place with all membership to the Yahoo group as a free service. 
5.  Currently the meetings have been held at the Ringwald's home and we talked about other possible locations as the group grows. 
6.  Each participate introduced themselves and stated where they are with RE.  Dan, Mark, Clark, Linda, Jim, Nancy, Kimberly, Maria, Zach and Alicia were in attendance.  We are all partners in prosperity.
7.  Dan talked about Portland Financial and how they find buyers for our properties along with providing leads.  The group also shared strategies for buying properties.  Some of the ideas mentioned:
-Carry back
-Write a letter
-multiple options in offer
-ask lots of questions
8.  A discussion was given regarding a short sale.
9.  The door prize for the evening was The Millionaire Mind Intensive CD's (16) by T. Harv Eker.  Clark Stirling was the luck winner of CD's.
